2 Sisters Food Group is proposing a phased development at its site on Glendale Avenue, Sandycroft, Deeside. The scheme is designed to modernise and enhance the site’s operational capabilities while maintaining its status as a major local employer.

The proposals include:
A new, fully enclosed lairage facility with washdown bays
A multi-storey car park to consolidate staff and visitor parking
Chilled storage expansion and extended processing space

Improved internal traffic flow and vehicle access
A significant investment in clean energy via photovoltaic (PV) panels
These works will take place while maintaining full operational continuity at the site.
Site Location & Context
The 2 Sisters site sits within the Sandycroft industrial estate, north-east of Chester Road and bordered by the River Dee and the railway line. The surrounding area comprises a mix of industrial facilities and open fields, with some residential dwellings to the south. The existing site comprises various functional factory buildings, portacabin offices, and external vehicle areas.
The development is proposed in two main phases:
Phase 1:
Construction of the new multi-storey car park
Development of the new enclosed lairage facility
Connections to the existing processing plant
Phase 2:
Extension of chilled storage areas
Development of office and staff welfare facilities
The layout has been carefully designed to improve on-site vehicle movements, reduce external impact on Glendale Avenue, and enhance biosecurity and bird welfare.

Improved bird welfare with cooler holding areas and reduced stress
On-site vehicle washdown to contain contaminants
PV panel installations to reduce carbon emissions by approx. 14,000 tonnes annually
Re-use of surface water for vehicle and equipment washing

A reconfigured one-way HGV circulation route to improve safety

No change to existing access from Glendale Avenue
Appearance & Materials
Cladding to match existing buildings (light grey with darker accents)
Lairage building designed to minimise mass with darker detailing
Multi-storey car park constructed from galvanised steel, open-sided for ventilation
Roof-mounted PV panels on new and existing structures
Drainage Strategy
A full drainage and flood risk assessment has been submitted with the application. Sustainable Urban Drainage (SuDS) principles are adopted, including:
Re-use of rainwater
Surface water run-off managed on-site
Outfall connections to nearby watercourse
